The Land

Since 2004, the land base has been rented.  The tenant farmers have kept up the land base quality quite well with continued lime, fertilizer, reseeding and manure application. Several road cuts have been widened and regraveled. Several interior areas of the farm roads have been improved.

Blue Slate Farm land consists of 10± acre farmstead complex site, 2± acre mobile home site, 271± acres tillable land,

71.3± acres pasture land (including 25± acres of improvable pasture), 16.5± acres of woodland, 15.5± Acres CRP/pasture land (not usable) and 13± acres of wetland/wasteland. The exact acreage land types are subject to a survey.

Access is good to very good with a total of 14,460’ of road frontage. There is 3,374’ of road frontage on the west side of Crown Point Road; 2,607’ of road frontage on the east side of Crown Point Road; 3,958’ of road frontage on the south side of Crown Point Road; 3,228’ of road frontage on the north side of Crown Point Road; and 1,293’ on the south side of Swinton Road. All roads are Class II macadam surfaced, town owned and maintained highways, except for Swinton Road which is a Class III, gravel surfaced town road. Good network of interior farm roads. Wide road cuts with newer culverts and improved gravel.

Blue Slate topography is mostly rolling. Some level areas. 160’ to 260’ above sea level. Desirable topography for crop production. Generally, large fields for farm equipment operation. There are several very desirable residential site locations on the farm

The tillable land is in hay, alfalfa, clover, mixed grasses and corn cover. Pasture is in grasses and overgrown pasture and brush. Woodland cover is mixed northern hardwoods and softwood. Some brush in wetland is in cattails and hydricvegetation.

Predominant soils include Vergennes clay of 2 to 6% slopes, Vergennes clay of 6 to 12% slopes, Vergennes clay of 12 to 25% slopes, Livingston clay flooded, Covington silty clay flooded, Farmington stony silt loam moderately deep variant of 8 to 15% slopes and Covington and Panton silty clays. 

The views from Blue Slate Farm include the Champlain Valley and Adirondack Mountains with desirable westerly and southerly views

The tillable land is rented in to two farmers:

  • S&S Nisun Custom & Livestock Partnership, LLC (south side of Swinton Road) 

  • Iroquois Acres and Sherry and Steve Ouellette (Crown Point Road)
